How to Verify a Ready to Move Home

Do these before you pay a booking amount.

  1. Ask for the occupancy certificate

    The local authority issues it after inspecting the completed building. Get a copy and have a lawyer read it.

  2. Check the RERA record

    Completed projects still carry a record. Check the completion date declared against the date certified.

  3. Search the encumbrance

    Have the title and encumbrance history checked for the specific flat, not only the project.

  4. Collect dues letters

    Ask for no-dues confirmation on maintenance, property tax and utilities from the seller or society.

  5. Inspect the home

    Check seepage, electrical points, plumbing, lift and parking. Take dated photographs.
